NYSmallLandlords.com Press Release: Most Tenants Now Pay Rent

NYSmallLandlors.com conduct the June’s rent delinquency survey between 6/30 and 7/2 with 109 respondents. 

June rent delinquency decreased compared to May and April, which makes it the best month since the survey’s inception, although this survey has only been tracked for the third month.  Some landlords continue to plan to leave their vacant units vacant, albeit fewer.  Fewer members of NYSmallLandlords.com now report they have tenants without legal immigration status (74%). 

Thirty-six percent (36%) of surveyed landlords plan to have their vacant units, if one becomes vacant.  74.5% of the landlords report that there is no illegal immigrant among their tenants, accelerating the trend of having fewer landlords reporting to the question “All my tenants are not illegal immigrants” from last months: 88.1% in April and 87.2%.  While there was no difference in rent delinquency between illegal immigrants and non-illegal immigrants in April, there is now a statistical significant and meaningful difference in rent delinquency.

Although there is great improvement in rent delinquency rates among the landlords who report they have tenants with non legal immigration status, landlords now report they have fewer non legal immigration status, making the non legal immigration status tenants the most observable victims since the closure of courts.

The reduction of illegal immigrants among far exceeds the improvement of rent delinquency among this demographic group. 

In NJ, “rent is paid” % has once again increased.  It is now 71% collected in NJ.  Two (2) out of 2 landlords their rents are collected in CT.  Fewer but a substantial percentage of landlords (36%), compared to 56% in the May 2020 survey that took place on 6/1/2020, continue to plan to leave their vacant rental units vacant.

This survey was taken between 6/30 and 7/2 with 109 respondents.  NYSmallLandlords.com has approximately 800 members. Members are typically owners of duplex or triplex where the landlord lives in one of the units.
